Most sellers think the key to a fast sale is pricing low. It's not. The key to a fast sale — and a strong sale price — is preparation and marketing.

Step 1: Get the Presentation Right
Buyers form their first impression online, before they ever set foot in your home. That means professional photography is non-negotiable. I include professional photos on every listing I take — it's not optional.
Beyond photos, staging matters. You don't need to hire a professional stager (though it can help). You do need to declutter, depersonalize, and make sure every room reads as spacious and clean. I walk every seller through exactly what to do before we go live.
Step 2: Price It Right From Day One
Overpriced homes sit. Sitting homes get stigmatized. Stigmatized homes eventually sell for less than they would have if they'd been priced correctly from the start.
I do a thorough comparative market analysis (CMA) for every listing — looking at recent sales, active competition, and current buyer demand. My goal is to price your home where it will attract multiple offers, not just one.
Step 3: Market Beyond the MLS
Every agent puts your home on the MLS. That's the floor, not the ceiling. My listings get:
- Professional photography and video walkthroughs
- Targeted social media advertising to active buyers in the Triad and Charlotte metro
- Email marketing to my buyer database
- Featured placement on my website and partner sites
- Open houses when appropriate
Step 4: Negotiate Like a Pro
Getting an offer is only half the battle. Negotiating the right terms — price, closing date, contingencies, repairs — is where deals are won or lost. I've been doing this for 15+ years. I know when to push and when to hold.
What to Expect on Timeline
In the current Central NC market, a well-prepared, well-priced home in Lexington, Albemarle, or Asheboro should receive offers within the first 1–2 weeks. Homes that need work or are priced at the top of their range may take 30–60 days.
